Ziba is an internationally recognized design firm helping businesses innovate and win in the marketplace. The new three-story 70,000 SF building in the Pearl District of Portland, Oregon includes office space at the second and third floors and retail/tenant space at the ground and third floors. The building is framed with structural steel columns and composite steel beams supporting a concrete slab-on-metal deck floor. Lateral resistance is provided by special concentrically braced frames and special concrete masonry shear walls. The structure is supported at the foundation level with approximately 100 driven-grout concrete piles capable of supporting 120 tons each. Some of the architectural features included cantilevered lobby desks, multi-height framing, green roofs, floor bridging and auditorium designs.
AAI also provided civil engineering for site utilities, earthwork, stormwater and street improvements. The proposed building was designed to be a zero lot-line development. Due to the property tight building, the design required detailed public street design for the proposed sidewalk to make proposed doors work, meet ADA requirements and fit everything into a highly urban setting.
